It is located near the end of a quiet cul de sac and is approached via an attractive drive.

The property has been completely rewired with heating supplied by the cast iron Coalbrookdale wood/fuel burner with a back boiler or an oil fired central heating boiler.

At the front it has a lawn and a closed well. This is fed by a natural spring and is useful for watering the garden. At the rear is a lawn, plus cherry and peach trees with ample space to create a veg or flower garden.

In addition, it has a useful south-facing front terrace, with small conservatory plus a separate roof/sun terrace approached by rear stairs. A friendly, local restaurant / bar is within just a few minutes. Other shops and services including 2 bakers, supermarket, pharmacy, doctors, dentist, post office, hairdressers, 2 more bars, DIY/hire & building materials, petrol/diesel station, estate agents, paper shop, tabac etc are all within a short drive. There are schools in the area with a school bus.

The quality of the location cannot be over-stated. The unspoilt River Benaize and the surrounding woodland (see picture) are a few minutes stroll down a quiet path leading to a footbridge over the river. From here, one could walk for hours and possibly not meet a soul, apart from wild deer and other wildlife.

Location: In the Limousin between the Dordogne, the Loire Valley to the north and the Charente and the coast to the west. Near St Martin le Mault on the northern boundary of Haute-Vienne (87), just 20 minutes from historic St Benoit du Sault to the north or Le Dorat and Magnac Laval to the south and only a few minutes from the nearby villages of Lussac les Eglises or St Sulpice les Feuilles.

EASY ROAD access from UK is easy - 5.5-6 hours from Calais - 3 hours from Paris

FAST AIR access via Ryanair, Fly-be etc from Stansted, East Midlands, Liverpool, Southampton and Newcastle to either Limoges Airport (55 mins) or Poitiers (1 hour+).

The location is easily reached from the main A20 north/south non-toll motorway.
